Market Research for Real Estate Investors

An independent, organized view of a market before you commit capital. We cover demand signals, rental competition, management options and risks, all drawn from public sources.

Research before the offer, not after closing

Investors usually have plenty of data and not enough time to organize it. Listing sites, rental platforms, local news, city planning documents and review sites all hold pieces of the picture. Our job is to pull those pieces together around your specific question, so you can make a decision with a clear view of the market instead of a dozen browser tabs.

What we can research for you

  • Rental competition. What comparable long-term or short-term rentals near a property advertise, including asking rents or nightly rates, amenities, and how long similar listings appear to stay on the market, based on public listing data at the time of research.
  • Demand signals. Publicly announced employers, infrastructure, developments and other changes in an area, with links to the original sources.
  • Neighborhood comparisons. Side-by-side profiles of two to five ZIP codes or neighborhoods you are weighing.
  • Property management options. Who manages properties like yours in the area, what they charge, what they include and what their reviews say. This is especially useful for out-of-state investors.
  • Rules and risks. Public sources on short-term rental rules, HOA restrictions, flood zones and other factors to confirm with the right professionals.

What we don't do

We are not appraisers, brokers, lenders or financial advisors, and we don't tell you whether to buy a property. We don't produce guaranteed return projections. We give you sourced, organized research so your own analysis, and your conversations with agents, lenders and managers, start from better information.

Typical investor projects

  • "I'm deciding between three Tampa Bay neighborhoods for a single-family rental. How do they compare?"
  • "I own a condo in Florida. Is it better suited to a long-term or a short-term rental, and what does the competition look like for each?"
  • "I live out of state and need to choose a property manager. Who are the options, and how do their fees and reviews compare?"
  • "I'm considering a small multifamily property. What is the rental competition within a mile?"

How it works

  1. You send the address, area or question, plus your strategy (buy-and-hold, short-term rental, mid-term, flip).
  2. We collect public information and organize it with AI tools, then review every finding by hand.
  3. You receive a concise report with comparisons, sources and the open questions worth asking before you commit.

Choosing a package

The Market Opportunity Report ($349) fits most single-market questions. The Business Expansion Report ($599) suits investors or operators entering a new metro. A Competitor Snapshot ($149) is enough when you only need to compare a handful of competing rentals or management companies. If you plan to run short-term rentals, see our STR market research for Tampa Bay and Florida. If you want a sense of budgets first, read how much market research costs for a small business.
