Why owners compare you before they call you
Most rental owners shopping for a property manager open several tabs at once. They look at monthly management fees, leasing or tenant-placement fees, lease renewal fees, what happens when a unit is vacant, and what other owners say in reviews. If your website makes any of that hard to find, or if a competitor looks like a better deal on paper, you can lose the owner before you ever get a phone call.
A structured competitor analysis shows you that comparison the way an owner sees it. Instead of guessing what nearby firms charge or how they position themselves, you get a side-by-side view built from what they actually publish.
What we compare
- Fee structure. Monthly management fee (flat or percentage), leasing and tenant-placement fees, renewal fees, setup or onboarding fees, maintenance markups, and vacancy policies, wherever competitors publish them.
- Service scope. Which firms include inspections, eviction handling, owner portals, maintenance coordination, HOA work, or short-term and mid-term rentals.
- Guarantees and promises. Tenant guarantees, pet damage guarantees, "first month free" offers, and cancellation terms. These often decide close calls.
- Reputation. Ratings and review counts across public platforms, plus the recurring themes in what owners and tenants praise or complain about.
- Positioning and messaging. Who each competitor is trying to win (single-family investors, HOAs, luxury homes, out-of-state owners) and how clearly their site explains it.
- Online visibility. Whether they appear for obvious local searches and how their Google Business Profile is set up.
How the analysis works
You send a short brief: your service area, the three to five companies you lose deals to (or we can identify them), and the decision you are trying to make. Maybe you are considering a price change, adding a service, or entering a new county. We collect publicly available information from competitor websites, pricing pages, review platforms and listings, organize it with AI tools, and then review every finding by hand so the comparison is accurate and fair.
When a competitor does not publish a price, we say so rather than inventing one. "Pricing not published" is itself a useful finding, because owners notice it too.
What you receive
A clear, decision-ready report that typically includes:
- An executive summary of where you are ahead and where you are exposed.
- A fee comparison table you can read in under a minute.
- Short profiles of each competitor: services, territory and target owner.
- Review themes, meaning what people consistently praise and consistently complain about.
- Gaps you can use, such as services nobody advertises well or objections nobody answers.
- Prioritized recommendations for pricing, messaging and your website.
Common questions property managers use this to answer
- Is our management fee high, low, or in line with comparable firms in our area?
- Can we justify a higher fee, and how should we explain it to owners?
- Which competitor is winning on reviews, and why?
- What should we add to our website so owners stop asking the same questions?
- Is the next county over worth expanding into, and who already serves it?
One-time snapshot or ongoing tracking
A one-time Competitor Snapshot ($149) is a good starting point if you need a quick read on three to five rivals. If you want to know when a competitor changes its fees, launches a promotion or starts pulling ahead in reviews, the Monthly Intelligence Subscription tracks those changes for you every month. Property managers planning to enter a new market usually choose the Business Expansion Report.
